Amsterdam, February 2, 2026 – DHS Real Estate Investment Management, together with its partner Baltisse Real Estate, is pleased to announce the acquisition of a strategic logistics development site located at Mijkenbroek 20–28 in Breda, strengthening their position in one of the Netherlands’ most important logistics hotspots, the West-Brabant region.
The property comprises a freehold plot of approximately 31,649 sqm, including existing industrial and office buildings with a total gross floor area of 18,842 sqm. The site is located on the established business park Emer Hintelaken, home to leading logistics occupiers such as DB Schenker and PostNL.
The acquisition offers significant redevelopment and value-add potential. The zoning plan allows for up to 80% site coverage and a maximum building height of 15 meters, making the location suitable for modern logistics or industrial use. In addition, the site benefits from excellent infrastructure, including a power connection with sufficient capacity, which is increasingly scarce in the Dutch logistics market.
Breda forms part of the award-winning West-Brabant logistics hub, strategically positioned between the ports of Rotterdam and Antwerp. The location offers outstanding accessibility via the A16 and A27 motorways, providing direct connections to the Randstad and international transport corridors.
Parties intend to further explore the redevelopment opportunities of the site, aligning with market demand for sustainable, future-proof logistics real estate at well-connected locations.
